On-Time Schedule Credit Terms

These terms summarize the schedule-credit addendum that accompanies a signed Sequoia Outdoor agreement. The binding version is the addendum attached to your contract. This page is a plain-language reference, not the contract itself.

1. Eligibility

The schedule credit applies to signed design-build projects at or above Sequoia Outdoor's $25,000 project minimum, where a completion date has been set at the pre-construction walkthrough and written into the agreement.

2. Setting the completion date

The guaranteed completion date is established once permits, material selections, long-lead items and utility locates are cleared. The date is recorded in the agreement and posted at the top of the client's project portal.

3. Schedule credit tiers

If substantial completion occurs after the guaranteed date for reasons within Sequoia Outdoor's control, a single credit applies, based on calendar days late:

8 to 14 days late · $1,000

15 to 21 days late · $2,000

22 or more days late · 10% of project value

Only one tier applies per project, determined by the number of days late at substantial completion. The total credit is capped at 10% of project value.

4. Excusable delays

Delays outside Sequoia Outdoor's reasonable control pause the schedule and extend the completion date accordingly. These include, without limitation: weather; permit issuance, inspections and jurisdictional timing; HOA or architectural-review timing; owner-requested change orders or selection changes; undisclosed or concealed site conditions; and supply-chain or material-availability delays. Paused time does not count toward days late.

5. Substantial completion

Substantial completion means the project is complete and usable for its intended purpose, with only minor punch-list items remaining. Credits are calculated at substantial completion and applied to the final invoice.

6. Warranty, stated by scope

Separate from the schedule credit, workmanship coverage is provided by scope: pavers, porcelain, artificial turf and walls carry a 2-year workmanship warranty; concrete, natural stone, irrigation and decomposed granite carry a 1-year workmanship warranty. Manufacturer warranties on materials pass through per each manufacturer's terms.
